we are looking for creative plans to incorporate a garage into the house and at the same time increase/ change the existing living and kitchen areas to make more workable for our young family and for entertaining.
Attached are original plans of the house. Since these plans the eastern single level part of the house was demolished (everything east of the kitchen and study) and only the 2 story section remains
The garage would be on the Western side and had thought of options of having it in front of a dining room or else going down and having larger lounge/dining above it. in this case we would need to consider drainage as the garage would need to be below street level (approx 1800mm elevation from the street level to ground floor level) - 1 idea was to bring the garage forward and have a sloping section inside the garage but we're really keen for any creative ideas. We would like internal access from the garage to the house so thought needs to be put in to where the stairs will be - 1 thought was to bring them up under the existing stairs but the garage floor level would need to be low enough to allow a passage under the current lounge room which has a floor 280mm lower than the rest of the ground floor).
We would also like to look at extending the kitchen and meals area in the north east corner out the back with possibly an outdoor entertaining area behind it but open to creative suggestions. A good sized laundry/butlers pantry close to the kitchen would be desirable.
the style of the house is Georgian and we want to keep the look of the extension consistent with the current style.
the current land size is 928m2 (slightly larger than shown on plan due to a boundary realignment) and the maximum house footprint is 45% with maximum hard surface area (driveway, deck, paving etc) is 60%. the minimum setback from the street to the front of the garage is 7.5m (possibly less).
jpegs are fine for contest entries but we prefer sketchup files for the winning entry (sketchup is not essential but preferred)
