build a short term property management system

My Hotel is a short term property manager based in Auckland New Zealand. ( [login to view URL] ) We manage approx. 60 properties for our customers ( the apartment owners ) we list their properties on channels such as AirBNB, [login to view URL], Agoda etc all these bookings are managed by a product called Guesty. Guesty is our booking front end, all information including bookings, and calendar availability synced 2 way between the channels and Guesty. We require a purpose built portal based on cakephp framework to connect to Guesty/Xero and our helpdesk system, via their respective API’s and/or databases to give us a single point of interaction for all data/information. The most critical part of the project is to automate the process of matching bookings with apartments and reconciling the following ( we take the full payment for the booking and then deducted various items and then pay out the owner ) This is presented to the owners as a ‘owners report’ and shows all bookings for their apartment minus our management commission and other related deductions • Total cost of stay/booking ( this includes a cleaning charge which the guest pays ) • Linen charge per stay/booking ( based on the number of bedrooms in the apartment ) • Restocking ( shampoo/toilet paper ) charge per stay/booking ( based on the number of bedrooms in the apartment ) • Any other related charges that we need to add each month ( one off maintenance changes etc ) • Channel fee • Any other regular monthly deduction • 15% which is our management fee This then all needs to be matched to payments from the various channels, as well as match/reconsole pages for internet services, power servers, or maintenance changes ( these are all on charged to the owner ) Currently all this work is being done via spreadsheet ( an example of this will be provided to the wining free lancer What is required? The freelancer will need to be English speaking. Have a good understanding of basic accounting principles Work fast and have a good team/resources around them. Know cakephp and be willing to put a lot of work in
