Hi, while I am new to Freelancer I am not new to the construction industry or preconstruction/estimating or takeoffs.
For example, I recently I completed a takeoff and estimate of a 33,000 sf indoor shooting range. The structure was a mix of CIP concrete, hollow core planks, and structural steel. My first step was to review the drawings and identify key notes and scopes on the drawings. From there I went through each scope item and identified the items that would require quantification and the details that needed to be associated with them. Last I used On-Screen Takeoff to capture the actual quantities and then fed those into the Bid Tab spreadsheet to analyze quotes from vendors and subcontractors. Last I compiled all of this data into an estimate.
This is my process with all jobs and this would be my process with your job.
My normal rate is $35/HR but in this case I'm excited to get started working with you. I could do $25/HR for the next (3) months and we could reevaluate after that. For each estimate that breaks down as follows.
1. Plan Flip & Notes
2. Scope Specific Notes and Identification of Items to be Quantified
3. Quantity Takeoff and Bid Tab/Scope Sheet Population
4. Build Estimate and Populate Estimate
Total - 28 HRS
