Editorial Guidebook - Beautify, Design and Template

I have an approximately 35 page "guidebook" (narrative, plus individual addenda) currently written in Microsoft Word. While the content is all done, the look-and-feel of the document is ugly and lacking visual appeal. The goal for this project is to take my home-grown looking document, and turn it into something attractive with consistent formatting and maybe a little design. This booklet will be spiral bound when printed. The absolutely mandatory feature of this project is that it be created so it is EASILY updated and printed. We may only print one or two copies of this document few years - but the idea is that it is always available for updating or expansion, and is therefore always ready to print with spiral coil binding at the local print shop when necessary. I need to be able to add addenda, change titles, add copy, insert pages. It needs to be very editable. There are 20 pages of written documentation, and then another 15 .docx and .pdf documents that need to be inserted as Addenda at the end. They can be inserted as-is and need no work. Logos and some stock photos for the cover are available - unless you have a better idea and want to flex your creative muscles. This is a small job. No real deadline. The goal is to take plain-looking work and package it attractively. I have the document, the addenda, the logos and the stock photos all loaded onto Dropbox.
