Needing custom IDX Data feed and dump from Real estate IDX system. To auto update nightly.

I am looking to have pages built with a template and auto-generated. I would also want to be able to categorize pages like my already built pages on exsisting website <[url removed, login to view]> with the categories of

Homes For Sale , Farm land , Lake Homes , Riverfront & Creek front cabins, North Georgia Land ,Commercial

Lake Homes On Lake Chatuge I Lake Homes On Lake Blue Ridge , Lake lots on lake Blue Ridge, Lake lots on Lake Chatuge

$200,001 to $300,000 ,$300,001 to $500,000 ,$500,001 to $700,000 ,$700,001 to $1,000,000,Over $1,000,000 .

It would be extremely important to keep the integrity of the pages so that they would still rank highly in the SE. Need to be XHTML Valid. I am thinking this can be obtained by the template method unless there is some other newer means I am not familiar with.

The best example of what I am looking for is this site [url removed, login to view] however I want the search areas to have my website background and original feel. Not bland white background and larger pictures like my current format

I have the info and permissions from our MLS system now just need to send the MLS company the email to request the data however not ready to do that before getting a better idea of ballpark pricing.

Depending on pricing we could take this further and break down into individual counties, but for now this is what I need.

So here’s the breakdown as I see it.

The defined rules that must be met for each listing

I must be able to manipulate parts of the template pages for SEO (search engine Optimization) I like how my hotel pages are that are generated by a template... [url removed, login to view] . Only problem with them is they are not W3C compliant which I want.

The main category pages listed above should be able to stay the way they are (or at least keep as close to original appearance) except for area where data is to drop in. I do see a problem where there are too many listings for one page. There must be a way to divide the listings to continue on extra p ages or a scroll type feature so the pages don’t travel a mile long. This will need to be worked out with programmer and myself once a programmer is chosen. I would also prefer the drop in data have the sites background and feel if possible.

Our MLS system updates the home listings every evening. What I would like is to have those listing update on my site, also. The best example I have is the competitor’s site I gave before. [url removed, login to view] I assume the process, however it is done, will add new listing to the pages that fit the criteria (such as the price range page, $500,000 to $700,000 and or if it is on a lake or farm to that page etc), plus build an individual link page for the listing, and then hopefully remove old listings that have sold or expired from all the pages that have listed it.

I would like these areas of the main category pages to have the data information dropped into the page between my top and botto m information so that I may still manipulate the pages for the Search engines and perhaps add in special listings I want to feature that I would physically change when needed. ( The individual listing pages can be self generating but I would like to have template pages they drop into like my hotel pages are that way I can name the pages "#city# cabins" or " #city# mountain homes etc. )

Below are the rules that have to be followed by our Board of Realtors, the last attachment of these were incomplete. I already have the permissions ready to go.

Not wanting to change servers but will if need be Unix offered but I am now on a business windows server and use a cold fusion script I'd rather not have to change.
