Draft house plans and 3D rendering

Attached is a simple outline of the house plan we need drawn for us. This project will happen in 2 phases. In the details of your bid, please provide a quote for each phase. The two parts of the bid should equal the total amount you are bidding. Also, please provide a good sales pitch that will help us decide who to select. We are interested in much more than just the cost of the project. We need to feel confident that you have the experience and follow-through to provide a good result. It seems like many freelancers look at the price range specified in the project and just bid really close to the top of that range. Please don't do that. Provide your best bid with a strong sales pitch for yourself so we can try to make a good decision. Phase 1: This will provide a high-level view of what this house will look like. This will include the actual size of all rooms, halls ways, etc and will include a 3D rendering of both the inside and outside of the house. This will be used to determine if this will look like what we have envisioned in our heads. Once this is complete and accepted, we'll move to Phase 2. Phase 2: This will include all of the drawings needed to actually build the house. These drawings will be given to subcontractors for bidding so all relevant details must be included. At a minimum, these will include a floor plan, foundation plan, roof and floor framing plan, and typical wall section. We will need the drawings in .dwg format as well as .pdf. For the design, please use the following assumptions: 1. No vaulted ceilings. All ceilings on main floor and basement will be 9' high. Bonus room ceiling will be 8' high. 2. Garage is a 2 car garage. 3. The overall dimensions provided in the attached drawings are for reference only and can be adjusted a little as needed based on wall thickness and other design issues that need to be accounted for. 4. If you see anything in the design that will cause structural issues, let’s discuss them so we can adjust as needed to ensure a good structure. 5. If you have any insights or ideas that will allow a better use of space, we welcome your ideas. 6. Assume a very simple roof structure. We don't need a fancy (and expensive) roof design. 7. The bonus room stairs going up will be over the bottom half of the stairs going to the basement. Please let us know if this will cause structural issues. 8. The layout of bathrooms and kitchens is still very open. We welcome your feedback on this. 9. Let us know if there are any issues such as bearing walls that should be adjusted to ensure a solid structure. 10. The land this will be built on is flat land. 11. Basement windows will have egress rock window wells.
